How the liability insurance calculator works

A personal umbrella policy sits on top of the liability coverage in your auto and homeowners policies. When a covered judgment or settlement exceeds those underlying limits, the umbrella pays the rest — up to its own limit — plus legal defense costs.

Exposure = Home equity + Savings + 50% of retirement + Other assets + (Income × 5)
Umbrella need = round up to next $1M of (Exposure − existing liability limits) + $1M per risk factor

Future income is included because a large judgment can be satisfied through wage garnishment for years, not just from assets you hold today.

Few other coverages provide this much protection per dollar, which is why umbrella is a standard recommendation once you have assets or elevated risk.

How to optimize what you pay

  • Buy it from your auto/home carrier to satisfy underlying-limit rules cleanly and earn a bundling credit.
  • Raise underlying limits first. Going to 250/500 on auto is cheap and is required anyway.
  • Match, don't over-buy. Coverage far above your exposure plus a reasonable buffer adds cost without much benefit.
  • Reassess after big changes — a new pool, a teen driver, a rental purchase, or a jump in net worth.
  • Keep it in force continuously; gaps can complicate future underwriting.

Isn't the liability on my home and auto enough?

Standard limits top out around $300,000–$500,000. A serious multi-injury auto accident or a pool drowning can produce a judgment several times larger.

Does umbrella cover my rental property?

Often yes if scheduled, but you must list it and carry a landlord policy underneath. Business activities generally need commercial coverage instead.

Are retirement accounts really at risk?

Qualified plans have strong federal protection and many states protect IRAs, but protection varies. This tool counts them at 50% as a middle-ground assumption.
